What Is Ejari? The Complete Guide for Dubai Residents

If you're renting in Dubai, you'll encounter Ejari within hours of signing your lease. Here's everything you need to know — and what happens if you skip it.

What Does Ejari Mean?

Ejari (إيجاري) is an Arabic word meaning "My Rent." It is Dubai's official mandatory tenancy contract registration system, operated by the Real Estate Regulatory Agency (RERA) and administered by the Dubai Land Department (DLD). Every rental agreement in Dubai must be registered through Ejari under Dubai Law No. 26 of 2007.

Why Was Ejari Introduced?

Before 2010, Dubai rental contracts were unregulated — landlords set their own terms, tenants had little protection, and no central record existed.

Ejari was introduced to standardise every tenancy agreement, protect the rights of both landlords and tenants, and create a transparent, reliable government database of all rental contracts in the emirate. This system effectively eliminated fraudulent multiple-rentals of the same property.

What Is Ejari Used For?

Having an active Ejari registration is the gateway to almost every other service you need as a resident in Dubai.

Residency VisaProof of address for GDRFA.
Family SponsorshipSponsor spouse, children, parents.
BankingProof of address for account opening.
SchoolsDubai schools require it for enrolment.

What Is an Ejari Number?

Every registered tenancy in Dubai is assigned a unique Ejari number (also called an Ejari ID).

This number appears prominently on your Ejari certificate alongside a DLD QR code. It is used to instantly verify your contract status with DEWA, GDRFA, and other government bodies. Whenever you apply for a visa or utility connection, you will be asked for this specific number.

What Is an Ejari Certificate?

The Ejari certificate is the official PDF document generated by DLD once your contract is registered. It contains all the legal details of your tenancy:

  • Property address
  • Tenant and landlord names
  • Annual rent amount
  • Contract period
  • Unique Ejari number
  • DLD QR verification code

Validity

Your Ejari certificate is valid for the duration of your tenancy contract — typically one year. It does not automatically renew.

Is Ejari Different in Sharjah?

Ejari is a Dubai-only system. Sharjah has its own tenancy registration system administered by the Sharjah City Municipality — formally known as Sharjah tenancy contract attestation.

However, many residents moving between emirates search for "ejari sharjah" using the same term casually. While the name and fees differ, the purpose is identical.
